Bangladeshi Muslims torch Buddhist temples, homes

COX'S BAZAR, Bangladesh (AP) ? Thousands of Bangladeshi Muslims set fire to at least 10 Buddhist temples and 40 homes in anger over a Facebook photo of a burned Quran before authorities restored order.

The situation was under control Sunday afternoon after extra security officers were deployed and the government banned public gatherings in the troubled areas near the southern border with Myanmar, said Nojibul Islam, a police chief in the coastal district of Cox's Bazar.

He said at least 20 people were injured in the attacks that started late Saturday after a photo of a burned copy of the Muslim holy book was posted on Facebook. The rioters blamed the photo on a local Buddhist boy, though it was not immediately clear if he actually posted the photo.

Bangladesh's popular English-language Daily Star newspaper quoted the boy as saying that the photo was mistakenly tagged on his Facebook profile. The newspaper reported that soon after the violence started, the boy's Facebook account was closed and police escorted him and his mother to safety.

Joinul Bari, chief government administrator in Cox's Bazar district, said authorities detained the boy's parents and were investigating.

Buddhists make up less than 1 percent of Muslim-majority Bangladesh's 150 million people.

The Bangladeshi violence follows protests that erupted in Muslim countries over the past month after a low-budget film, "Innocence of Muslims," produced by a U.S. citizen denigrated the Prophet Muhammad by portraying Islam's holiest figure as a fraud, womanizer and child molester.

Some two dozen demonstrators have been killed in protests that attacked symbols of U.S. and the West, including diplomatic compounds.

Franciscan University of Steubenville to recognize eight alumni

STEUBENVILLE - Eight Franciscan University of Steubenville alumni will be honored at the annual Alumni Awards Banquet and Ceremony slated for Friday in the J.C. Williams Center.

A pre-dinner reception begins in the Atrium at 6 p.m., followed by the banquet dinner and ceremony at 7 p.m. in the Tony and Nina Gentile Gallery.

The event recognizes the professional achievements and service to the church and society of Franciscan alumni for many decades.

The university has announced this year's recipients are:

The Rev. Joseph Meagher, Class of 1984, who is receiving the Bishop John King Mussio Award for his service to the Archdiocese of Newark, his involvement in the Pro-Life movement and his ministry to young adults and diocesan seminarians.

Mary Grace (Kniola) Landrum, Class of 1972, who is receiving the Dr. John J. Carrigg Award for her work with youth of Texas as a teacher and special education specialist and for launching her own consulting company to train educational leaders.

John Henricks, Class of 1991, who is receiving the Alumni Citizenship Award for his work in the public square as past director of government relations for the Family Research Council, and currently in the same position for the U.S. Conference of Catholic Bishops.

Bobby Aborn, Class of 2012, and Christi Aborn, Class of 2009, who are receiving the Rose M. US consumers more confident in September

WASHINGTON (AP) ? Higher stock prices and rising home values boosted a measure of consumer confidence in September to its second-highest level in nearly five years.

The University of Michigan's index of consumer sentiment rose to 78.3 this month from 74.3 in August. That's just below May's reading of 79.3, which was the highest since January 2008.

Americans were also more optimistic about future jobs prospects, the survey found. And the number of consumers who expect the economy to keep growing is double the number of those who expect a decline.

The report echoes a survey released Tuesday by the Conference Board that also found a jump in confidence.

But the brighter outlook hasn't yet translated into more spending. Adjusted for inflation, consumer spending barely grew in August, the Commerce Department said Friday.

The Los Angeles Times noted that ?the newborn dolphin appeared healthy, lively and playful after it emerged? while one of her caretakers complimented the mother?s ?calm, relaxed nature throughout the whole entire situation.? It depends on the animal. While the combination of long labor times, big infant heads, and narrow maternal hips is often cited as a particular challenge for human mothers, some other mammals face difficulties that may be just as painful. One factor that can make labor more challenging is the size of the fetus relative to the mother. If a 140-pound mother gives birth to a 7-pound infant, then that infant represents about 5 percent of her body weight. On the other hand, when a 1,000-pound horse gives birth to a 100-pound foal, that foal represents 10 percent of her body weight, or twice as much. It?s impossible to quantify exactly how much pain this causes, but giving birth to larger offspring tends to be more dangerous and to result in more tearing. For other animals, the size of the offspring isn?t as big a problem. Litter-bearing species pass more offspring, but each infant tends to be pretty small. In pigs, a full-size sow might weigh 600 to 800 pounds, but her piglets might weigh only about 1 pound, or less than 1 percent of her weight.

Most nonhuman mammals tend to hide while giving birth, presumably to avoid attracting predators during their time of highest vulnerability. But while they may keep their pain more private, it?s known that many animals show some signs of pain and distress. During labor, horses sometimes sweat, llamas and alpacas bellow or hum in a way similar to when they are injured, and many animals become more aggressive. Veterinarians recommend that you exercise caution when approaching an animal in labor, as she may lash out. Even with poultry, facial expressions change when they?re laying eggs, though it?s unclear exactly what they?re feeling.

Labor times for other animals tend to be much shorter than for humans. It can take more than 24 hours for a woman to give birth, but dogs go through labor in about an hour. Cattle take about two to three hours. Horses can give birth within 30 minutes, but with great force; if the foal isn?t positioned correctly, the uterus may rupture.

When it comes to the relative size of newborn craniums, humans are not unrivaled. While most apes have ample pelvises for bearing their offspring, many other primates are not so lucky. Squirrel monkey infants have such large heads compared to the size of their mothers? pelvises that they face a very high rate of birth complications.

Perhaps the most horrifying birth is that of the spotted hyena. Females of this species give birth through a narrow, penis-like, enlarged clitoris. The penis-like genitalia often rip open during the process of giving birth, which can be deadly for both the mothers and their cubs. One scientist has estimated that up to 18 percent of first-time mothers die.

Reeve also suggests you install another dialer, such as Dialer One so that a "Complete action using" prompt will show up if a website tries to hack your device. Other advice from users at XDA Developers is to use an alternative browser other than the stock one.

Two apps have also been developed to protect against the vulnerability: Auto-reset blocker and TelStop.

In a statement from the Office of the Director of National Intelligence, officials said they are revising their initial assessment of the attack in Benghazi to reflect new information indicating that it was a "deliberate and organized terrorist attack carried out by extremists." For security reasons, FBI agents are staying away from the Libyan city where a U.S. ambassador and three other Americans were killed, two law enforcement officials said Friday.

The officials say the bureau is not going to put agents in harm's way and that the city of Benghazi must be made secure before the FBI sends investigators there.

The officials demanded anonymity because they are not authorized to speak on the record about an ongoing investigation.

FBI agents were sent to Libya last week to look into the Sept. 11 attack that killed Ambassador Chris Stevens, a State Department computer expert and two former U.S. Navy Seals.

At FBI headquarters Friday, spokesman Paul Bresson said "we are moving forward with our investigation," but Bresson declined to comment on the specific location of the agents.

Several questions still remain as to why top U.S. officials offered the wrong initial assessment of the Benghazi attacks that killed four Americans. Was there a cover-up? Or were they trying to avoid acknowledging mistakes so close to the presidential election? The Obama administration has denied any wrongdoing. NBC's Andrea Mitchell reports.

Separately, the State Department is further reducing the U.S. Embassy staff in Tripoli for security reasons. The embassy warned Americans of possible demonstrations in the capital and Benghazi on Friday.

On Thursday, Libya's leader said his government had disbanded about 10 militia groups and will continue to take action against Muslim extremists.

President Mohammed el-Megarif said the attack on the U.S. Consulate earlier this month that killed the four Americans was a final straw. He did not say when the militias were disbanded, or how many remain.

The precious metals ETF market sustained its 6-week growth by continuing to post positive numbers this week. For gold-based ETFs, Market Vectors Gold Miners ETF (GDX) led the way with a 1.71 percent gain, challenging its 8-month high of $55.89 set in early March. Other gold-based precious metals ETFs also followed suit with SPDR Gold Shares (GLD) posting an in-week growth of 0.92 percent and iShares Gold Trust (IAU) recording a 0.94 percent growth to close at $17.27 for the week.

On the flip side, Direxion Daily Gold Miners Bear 3X (DUST) continued its long slide, now down to $22.61 as gold maintains a bullish outlook towards the end of the year. DUST belongs to a unique class of ETFs set up to mirror the inverse performance of a pre-determined index (bear), in this case the NYSE Arca Gold Miners Index.

Silver ETFs also posted positive numbers for the week with iShares Silver Trust (SLV) gaining 1.49 percent and ProShares Ultra Silver (AGQ) up 2.90 percent from a week ago.

Platinum and palladium ETFs mirrored the performance of the spot posting losses for the first time in 3 weeks. ETFS Physical Platinum Shares (PPLT) lost 1.75 percent in this week?s trading while ETFS Physical Palladium Shares (PALL) also dropped 1.17 percent to follow the platinum and palladium spot slide respectively.

South African-based mines have been seeing an increase in worker protests over workplace benefits leading to temporary closure of multiple mines in the country. This week, Anglo American Platinum re-opened one of its mines in Rustenburg but only 20% of the workers reported for work highlighting the fact that little headway has been made in resolving employee displeasures over certain company policies.

How To Invest In Real Estate When Everything Else Is Too ...

The most inexpensive property I?ve ever bought was for $16,000.00. It wasn?t in terrible shape, but it did need a good deal of work to get it up to a rent-able standards (about $30,000.00). The most expensive property was over a half-million for an apartment complex which I still own and love dearly.

However, in some areas of the country, those prices are simply not realistic.? In fact, in some areas you can barely buy the lowest-end home for what I purchased my apartment complex for. I am often asked by visitors to my blog who have read my book, ?but what if I can?t find properties as cheap as you do??

It?s a perfectly valid question.? I am located in a very low priced area, but I know that there are some areas where the prices are astronomically high. Many major metropolitan areas such as New York, LA, or Washington DC have prices well above the national average. If you live in an area such as this, this article is for you. I want to just share a few thoughts I have concerning high-priced locations and how you can still invest while living in such a place.

Are You Looking for Homes On Sale?

How much do you pay for a gallon of milk?

$3.00? $4.00? $5.00?? These are all prices I see whenever I shop for milk. However, I never spend more than $2.50.? How is it possible that I can get milk for $2.50 a gallon and others are paying up to double that? It?s because I?m actively looking for a deal. $2.50 a gallon for milk is not normal. It?s a sale.

In the same way, the prices I talk about are not normal.? No one lists a home for $16,000 like the one I mentioned earlier, even in my area. Often times seasoned investors like myself talk about the cheap prices we are getting to make a point (like I?m doing in this very post) ? but remember that those prices are not retail prices.? That home was actually listed at over $30,000 (still a low price, I know) but I knew the seller was desperate and I could solve her problem quickly. I was actively searching for a deal.

Are you actively seeking a deal?

When you pull up your list of nearby homes for sale are your simply looking at the average sale price and trying to compare that with the $16,000 deal I got? You are going to be very disappointed. The average price for a home in my area is over ten times more expensive than what I offered. I?ve only seen a few properties that cheap ? and most have MAJOR problems with them.? The $16,000.00 deal was a special deal. The apartment complex for half a million was also. I only buy special deals. They are not once-in-a-lifetime, but they are also not every-day deals.

I forget now where I heard it (probably the BiggerPockets? forums) but to find a good deal you should look at 100 homes, offer on 10, and only get one offer accepted. This means that only 1% of the deals that look promising actually are.

What does this mean for your business?

It means you need to look at a lot of properties. You can speed up the time by having very defined standards that you follow, but in the end you are simply going to need to look at a lot of properties.

Is The Price Relative?

Let?s go back to that analogy about milk.

In fact, I have a bit of a math problem for you:

When would it be the same for my bottom line to pay $5.00 for milk as $2.50?

The answer, of course, is if I made twice as much money. In other words, if I suddenly made double my income but spent double the amount on milk ? the percentage I?m spending on milk doesn?t change.

This is also true in real estate. A home that sells for $100,000.00 in one area may produce $1000.00 per month in rent. However, that same style house in another area may sell for $300,000.00 ? but the rent may be $3,000.00 per month. It?s all relative. So before you instantly assume you live in an area that is too expensive to invest in, decide first if the math still works.

Often times certain investments are working in your town ? they just are not working at your financial level. Perhaps saving $150,000 is too large of an investment for you. If so, there are always partnerships you can form or wholesaling you can do to still be involved.

I understand, or course, that in some areas a home for $300,000.00 still may only rent for $1000 per month. I understand that in some areas the price relativity between rent and price is out-of-wack.? Sometimes properties are just not worth buying.

What then?

What Is Working In Your Area?

Perhaps your goal is to buy-and-hold single family homes in Manhattan.

I?m sorry ? but it?s probably not going to work out real well for you.

Each area is good at certain things ? but not at everything. If the math doesn?t seem to work on a certain type of investment in your area, perhaps it?s time to consider what is working.

  • Would wholesaling commercial properties be a better use of your time?
  • What about multifamily properties?
  • How about condo conversions?
  • Fast food triple-net leases?
  • Subsidized low-income housing?

Before blacklisting your entire town, make sure you take time to investigate exactly what your town is good at.? Have You Checked The Outskirts?

How much do Starbucks? employees make in downtown New York City?

My guess is not a whole lot more than they make in my town.? Simply put ? the large percentage of society who make under $15 an hour still need to live somewhere near those cities.? Baristas are not making six figures (unless you live in Northwest North Dakota) yet still manage to get to work in downtown expensive areas.

How?

In nearly every expensive city there are still pockets of low priced properties.

Have you found these areas?

Don?t get me wrong ? I?m not advocating slum-lording or investing in the ghetto (though, some investors do make good money from these properties ? I steer clear). Location is still key in any real estate investment. I?m referring to the middle-class neighborhoods on the outskirts and in the suburbs. Generally these areas are found twenty to forty miles outside the city center.

Talk with a good real estate agent about these areas. Find the best location with the lowest prices and focus your efforts there.

If still you find that there are no decent locations nearby that you can invest in, perhaps it?s time to look outside your area and look into long-distance investing.

Investing Outside Your Area

One of my favorite Podcasts is the Real Estate Guys Radio Show. Each week, they interview highly successful real estate investors and offer a lot of great advice.? One of the phrases they state often is ?Live Where You Want, Invest Where It Makes Sense.?? I think there is a good amount of truth to that ? but it must be approached with caution.

I included this section last because I don?t want people to jump the gun and start investing thousands of miles away from their home.? When you are first learning the ropes behind real estate investing you will quickly learn that there are a lot of ropes. Sometimes those ropes get tangled and need to be untangled.

No matter how many books you read, forums you ask questions on, consulting you pay for, or blogs you consume ? you will still find there are hurdles you need to overcome. If you immediately begin investing from thousands of miles away, your ability to handle these problems can be severely hampered.

That said, if investing out of the area is the path that makes the most sense to you, be sure to research your market carefully and plan on using excellent property managers. If you are looking to invest in smaller single-family homes, there are turn-key investing companies who specialize in assisting you in investing from a distance. How Bad Credit Can Stop You From Buying a Home | AOL Real Estate

Melissa was about to try and live the American Dream. Eager to buy a house, she applied for a pre-approved bank loan only to discover that an old unpaid bill that she resolved two years ago is still lingering on her credit report. That's dragging down her score.

And she's getting desperate.

"I can't buy a house without ... these things corrected," she wrote in response to a recent story on Credit.com. "Please, please help!"

Most Americans understand the financial and emotional importance of buying a home. Even though the rate of homeownership has declined from a height of 69.2 percent in 2004 to 65.5 percent in the second quarter of 2012, according to the U.S. Census Bureau, it remains the case that a solid majority of Americans prefer owning a home to renting.

"Traditionally, owning has won out over renting for many reasons," says Gerri Detweiler, Credit.com's consumer credit expert. "Owning a home is still one of the main ways that Americans build wealth over time."

But some credit experts are wondering: What's the rush? At Credit.com, we receive emails, blog comments and forum posts from people with damaged credit scores asking how they can buy a home. And in most cases, the question is asked with a sense of urgency.

Many readers with low credit scores don't just want to buy a home. They want to buy a home now. Steve Campbell, who wrote in August that he and his wife recently filed for Chapter 13 bankruptcy, asked: "Can we buy a home anytime soon?"

But Barry Paperno, a credit expert and Credit.com's community director, wonders whether that's really the right question to be asking. Perhaps a more relevant question, Paperno says, is: "Are you sure that your financial situation will be stable enough to make those monthly payments for the next 30 years?"

Homeownership has many rewards, but consider the risks, Paperno points out. Unlike during the mortgage bubble, buying a home these days usually requires a significant down payment, and owning it may require substantial investments in renovation, maintenance, insurance and property taxes. If a homeowner loses a job or her income goes down, and she finds herself incapable of making those monthly payments, all of the money she's invested could be lost, Paperno says.

In addition, if a renter finds he can no longer pay the rent, he can simply move out, possibly losing his security deposit. But leaving an apartment is rarely an event that's recorded on a consumer's credit report, whereas losing a home to foreclosure causes serious damage to a credit score.

"It can knock more than a hundred points off your score, and you will not be able to get another mortgage for another few years," Paperno says. "If you're buying a house for security, what happens if you lose your job? How secure is it, really?"

Buying a home still makes lots of sense for the average consumer, Paperno and Detweiler agree. But in some cases, consumers with low credit scores might find it makes more sense to put off purchasing, especially if they are getting turned down for loans, or if the interest rate offers they're receiving now seem exorbitantly high.

"If you're willing to wait just a little bit longer, even 18 to 24 months, you can boost your credit, you may be able to get a better rate," Detweiler says.

There is a counterpoint to this argument, however. In today's weak housing market, an interest rate of seven percent might be abnormally high, especially when people with the best credit scores can get interest rates as low as 3.49 percent, according to Freddie Mac's latest report. But Detweiler had great credit when she bought her home in the late 1990s, and her interest rate then was seven percent.

Which is to say that just because you don't qualify for today's record-low interest rates does not necessarily mean that you're getting a bad deal.

"You may have a tradeoff where you're paying more in interest, but you're still taking advantage of lower overall home prices," Detweiler says. "So it still may be a good idea to buy as long as you get into a decent loan for the long term."

Whatever you eventually decide, it may be best to slow the process down and make sure that buying is the right idea for you in the short term, the credit experts say. The American Dream has a strong pull, as do home prices that have lost much of their housing bubble value. But don't let the dream of homeownership make you feel rushed to make a decision that could hurt you for years to come.

"Don't be discouraged," Detweiler says. "If now's not the right time for you to buy, that doesn't mean that you will never own your own home. A couple of years can make a big difference."
